Not Your Average Virtual Tour

Receiving rental income is very important to many property owners. However, when that rental gets in the way of a potential buyer viewing and putting an offer in on your property it can become a problem. In our area we run into this situation quite frequently. Once rental season is in full swing a large percentage of properties can only be seen on Saturday's. It can also be difficult to view a property with a long term renter that has a busy schedule of their own. The good news is in today's world of technology, accessibility should no longer be an excuse for potential buyers of any listing!

The Ultimate Always Open House
This is where Matterport 3D Tours, which we provide for every home seller we work with, comes into play. Not only are you getting professional photography but you also receive photographic floor plans, a 3D Dollhouse View of the entire home, and a 3D Walkthrough Tour. Here is a brief description of each item and how it works.
Photographic Floor Plan 
A Photographic Floor Plan gives buyers a view from above each individual floor. These plans are a combination of pictures and scans of your home. Instead of a plan on a regular white piece of paper, the buyer gets to see a plan including every piece of furniture and the exact layout of each room. 
3D Dollhouse View
The Dollhouse view puts all of the floors together and gives buyers a unique 3D view of the entire home. Buyers have access to top and side views of the property which allows them to get a complete understanding of the home before entering.
3D Walkthrough
Unlike 360 panoramic tours, Matterport 3D tours allow buyers to actually move through a property as if they were really there. This feature allows your house to be a 24/7 Always Open House. Having buyers view your home when others are not available to be shown is a huge advantage. 

For example, imagine a buyer has a list of 6 properties they want to see and the only time they can view them is Saturday morning after 10AM. They also have to view all of the properties before their 12 hour drive home from vacation. As we all know, that normally doesn't work out very well. Now imagine the buyer has the same list of properties but your property is the only one with a 3D Virtual Tour. On Tuesday of their vacation the buyer walks through your property using the 3D Virtual Tour and gets a completely different perspective than what they saw from the pictures. More times than not this will automatically put your property at the front of their showing list. Also, when they do go see your property in person it will be at least the second time they have walked through it. This allows them to be more creative in picturing how they could make the property theirs, instead of using a majority of the time discovering which room is where in the house. This is a huge detail when buyers are making their final decision!!! Another way the 3D Tour helps sellers is when a buyers views the 3D tour and decides the property just isn't for them. This saves valuable time for both parties and allows you to use that time slot for a more serious buyer of your property.

If you are looking for world class tennis facilities, look no further than Hilton Head Island. With more than 500 public and private courts, you won’t have to look very far to find somewhere to play.  Five of the top tennis facilities on the island include Palmetto Dunes Tennis & Pickleball Center, Port Royal Racquet Club, Sea Pines Racquet Club, Van Der Meer Shipyard Tennis Resort, and Van Der Meer Tennis Academy.

Palmetto Dunes Tennis & Pickleball Center

Palmetto Dunes Tennis & Pickleball Center is located right across the street from the Palmetto Dunes General Store and the Robert Trent Jones Golf Course. Here you will find 26 clay tennis courts including six lighted courts for play at night. You also have the option to play pickleball on the eight clay pickleball courts. Make sure you stop by the tennis pro shop before you leave. The pro shop features brands like Nike, Babolat, Prince, Wilson, Head, Fila, Bolle, & K Swiss.

Port Royal Racquet Club

Port Royal Racquet Club is located towards the north end of Hilton Head Island. Since opening in 1985, it has played host to numerous matches featuring superstars such as Martina Navratilova, Steffi Graff, Tony Trabert, & Stan Smith. The racquet club features fourteen tennis courts. Ten of the courts are Har-Tru clay courts and four are Nova hard courts. Stadium seating and lights for night matches make it very nice for tournaments and guest watching you play.

Sea Pines Racquet Club

Sea Pines Racquet Club is located on the south end of Hilton Head Island in Sea Pines Plantation. Offering twenty-one clay courts, including four lit courts and an eighteen hundred seat stadium court, Sea Pines Racquet Club has earned TENNIS Magazine’s “#1 ranking for tennis programs.” You can play on your own by making a clay court reservation. For those still learning the game you can choose from one of the many USPTA-certified professional teaching clinics or instructional programs.

Van Der Meer Shipyard Resort & Van Der Meer Tennis Center

Van Der Meer Shipyard Resort is located next to the Sonesta Resort in Shipyard Plantation. The resort features twenty tennis courts. Thirteen of the courts are clay and seven are hard courts. Eight of the courts are lighted with three courts being indoors. Named as one of Tennis Magazine’s top 50 US tennis resorts, Van Der Meer Shipyard Resort features numerous adult clinics, daily programs, tournaments, events, junior clinics, and summer camps.

Van Der Meer Tennis Center is located in Forest Beach on the south end of Hilton Head Island. The tennis center features seventeen hard courts including four covered and lit courts. Van Der Meer Tennis Academy provides short and long-term training for state, sectional, national, ITF, WTA, and ATP players. The tennis center also offers adult and junior clinics, numerous tournaments, and summer camps.

Hilton Head Island also offers other public tennis courts including Chaplin Park, Hilton Head High School, and Hilton Head Middle School courts.

From first arrival at the clubhouse, to your final putt on 18, the golf experience at Robert Trent Jones in Palmetto Dunes in nothing short of spectacular! The course was built in 1967 and was designed by Robert Trent Jones and Roger Rulewich. Featuring an open layout, wide fairways, and large greens, golfers of every level find this course enjoyable. As you journey through the course, you will enjoy the beautiful scenery of the 11 mile lagoon, homes, condos, kayakers, vacationers, deer, and maybe even a few turkeys.

Friendly staff await to greet you upon arrival at the clubhouse. Not only are they friendly, but very efficient as well. By loading up your clubs and meeting you in the back of the clubhouse, you have the extra time to check in and enjoy everything the full service clubhouse offers. If you are looking to grab breakfast or lunch before your round, I highly suggest stopping by Big Jim’s BBQ, Burgers, & Pizza restaurant connected to the Robert Trent Jones Clubhouse. You won’t regret it!

Next are the outstanding practice facilities which feature a driving range, putting green, and premier custom club fitter, SwingFit. Your round of golf includes range balls, so need to buy any inside the clubhouse. The last stop before teeing off is the putting green located behind the tee box of hole #1. Finally, it’s time to tee off!

By this point in time you may have noticed the GPS Mobile Golf System mounted in each golf cart. This system allows you to find the yardage to and from any point on the golf course. Whether you are hitting a layup shot or need the yardage to an exact point on the green, the GPS system helps tremendously. If you are not sure how to use the GPS system don’t worry, the starter will explain everything and answer any questions you may have.

The front 9 navigates around beautiful homes, condos, and lagoons with numerous holes bordering highway 278 to the left. Make sure you pay attention to the wind, as it will have an impact on your club selection. When you get to hole #8 the fun really begins! This par 3, my favorite on the course, is guarded by water in the front and right, with sand traps featured on each side of the green. When you reach the turn make sure you stop by the conveniently located halfway house and grab something to eat and drink.

Robert Trent Jones Palmetto Dunes

Now to the most famous hole in Palmetto Dunes, the par 5 #10. This oceanfront hole can be tough, but it’s well worth it when you are standing on the green looking out over the Atlantic Ocean. Don’t forget to take a picture while you are on the green. The rest of the holes on the back 9 are wide open. You will want to stay away from the right side of holes 11-15, as the 11 mile lagoon receives numerous golf ball donations each day.

After you make your birdie putt on #18, you can tip your hat to the crowd of guest enjoying their meal on the back deck of Big Jim’s.
